A house mover mortgage is, essentially, any mortgage that represents the right loan for your next property. We will discuss your current mortgage arrangements to see if it will be more appropriate for you to port this mortgage or apply to a new lender. This will need to be affordable for you while meeting your ever changing needs as a homeowner.


Whether you’re moving up the ladder or downsizing, you’re likely to have a larger deposit than a first-time buyer. That means you may be able to finance a larger property or significantly reduce your monthly mortgage payments, particularly if you’re downsizing.

Porting your Mortgages

Many lenders will allow you to port your existing mortgage to a new property however this will be subject to a full affordability review and your lender's current criteria. You may wish to borrow more and your current lender may no longer be the best one for your circumstances. We will undertake a full budget and affordability review and help you find the most suitable mortgage for you.

Let to Buy

With buy-to-let, your purchase a property specifically to rent out, whereas with let-to-buy you buy a new property to live in yourself and rent out your current home. When switching to a buy-to-let mortgage, your eligibility will be based on how much rental income you can bring in from the property you're letting out, rather than how much money you earn.

Let-to-buy has lots of moving parts, so it's highly recommended that you seek advice on your options. As well as finding you the most suitable buy-to-let and residential mortgages, we manage the process from start to finish, helping to ensure you can complete both mortgages simultaneously. 

Bridging Finance

We do not arrange Bridging Finance but we can introduce you to a tried and trusted Specialist Adviser who can help. We will keep an eye on you from the sidelines, liaise with the Estate Agents and help to arrange the necessary insurances.

The Financial Conduct Authority does not regulate some forms of Buy to Lets.
